Due to recent growth, TRC an industry leader providing the best in class Site Acquisition services within Wireless Telecom sector is currently looking to add Site Acquisition Specialists within the telecommunications industry to help us expand our company and continue to grow. The ideal candidate will have experience and knowledge of end-to-end telecommunications and construction project management, site acquisition, leasing, permitting, A&E, procurement, modifications, construction, project scope of work, budget, scheduling and vendor coordination.
Opportunities will be in the Midwest, Northeast and Southeast
RIGHT OF WAY ESSENTIAL DUTIES AND RESPONSIBILITIES:
* Perform candidate searches and prepare candidate information packages for leasing and permitting
* Interface with municipalities/jurisdictions on streamlining zoning and permitting processes
* Review zoning or permit drawings for compliance with the municipality/jurisdiction's requirements
* Evaluate Utility Company pole types, equipment and requirements
* Assess State, Highway Department and Municipal requirements
* Use multiple online mapping, zoning and permitting resources to evaluate real estate ownership
* Review and analyze agreements for macro (tower and rooftops), small cell, in-building systems
* Coordinate, schedule and attend site walks and design visits
* Obtain all municipal, state and/or county right-of-way land use approvals
* Represent client at zoning hearings and jurisdictional council meetings
PRIVATE LANDLORD ESSENTIAL DUTIES AND RESPONSIBILITIES:
* Complete site assessments and field visits to and meet with landowners and surveyors
* Analyze title commitments, easements, recorded documents, bonds and insurance certificates
* Review and interpret site lease and customer contracts/legal documents to ensure compliance.
* Prepare proposals, agreements, notifications and letters for acquisition of surface rights
* Manage customer leases for cell site locations through real estate completion
* Negotiate on behalf of client lease or amendments with landlord
* Obtain landlord approval on construction drawings and zoning/permitting applications
* BS degree preferred or 5+ years of site acquisition experience on wireless and wireline projects
* 5+ years of experience of end-to-end telecommunications related to site acquisition, leasing, permitting and zoning
* 5+ years of experience managing new build sites from search ring to real estate completion
* 5+ years of experience with surveys, environmental reports, structural analysis, regulatory reports, lease exhibits & construction drawings
* Knowledge of local, federal and state regulatory compliance including FCC, FAA, NEPA, SHPO & THPO
