Senior Accountant - Lease Accounting
The Senior Accountant - Lease Accounting is a key member of the Accounting Operations Team as part of the global center of excellence for lease accounting and reporting. This position will be responsible for executing and improving the process to capture, assess, and record new or modified leases within CoStar, the Company's global lease accounting tool. This individual will also collaborate on the global lease process and identify continuous improvement activities for the lease center of excellence and with the external reporting and SOX teams for lease accounting and reporting. Additionally, this position will provide a broad range of accounting and finance support to the corporate and global finance and accounting teams, and other key members of the organization. This position is an individual performer role and reports to the Senior Manager - Lease Accounting.

What You'll Do:

  • Evaluate and manage accounting components of the lease portfolio for the USA, Canada, and Latin America segments, such as extensions, amendments, or terminations, through lease administration software, and calculate intangible asset amortization and capitalized overhead.
  • Facilitate period-end closings by ensuring the accurate and timely completion of all lease accounting team responsibilities for the USA, Canada, and Latin America segments. Prepare journal entries, account reconciliations, balance sheet rollforwards, and account analyses as it relates to leases, with appropriate SOX documentation and support when required.
  • Analytically review and understand monthly lease expense for the assigned segments, working with the FP&A team to assess actuals against budget.
  • Ensure that lease transactions are recorded accurately, timely, consistently, and within Company policy.
  • Collaborate on the maintenance of global lease policies, as well as evaluation of contracts that may contain leases
  • Support the external reporting and SOX teams to ensure proper internal controls are in place for lease accounting COE areas of responsibility and rolled out globally on a consistent basis.
  • Maintain a centralized document repository, collaboratively working with functional teams such as real estate, procurement and other significant sources of new or renewed leases to determine an effective and efficient process. Coordinate, as necessary, with 3rd party vendors on implementation & abstraction.
  • Support other Teams such as Corporate Tax and Fixed assets with reporting, audits and annual fixed asset / lease physical inventories.
  • Assess leases for impairment triggers and perform appropriate impairment tests when necessary. Assist with preparation of appropriate supporting documentation for conclusions.
  • Ad hoc projects assigned by senior management including analysis of business operations, management reporting, CoStar enhancement testing, procure-to-pay process linkage to lease liability releases, or other accounting and finance related matters.

What You'll Need:

  • Bachelor degree in Accounting, CPA preferred
  • 4+ years accounting experience
  • Accounting and reporting (US GAAP and IFRS) knowledge for leases
  • Strong written and verbal communication skills.
  • Strong Microsoft Office skills.
  • Ability to partner with coworkers to achieve the best results.
  • Ability to prioritize, plan, organize and meet deadlines.
  • Knowledge of SAP and Blackline strongly preferred

This is a hybrid based role that will report out of our Downers Grove, IL or Dublin, OH locations.
