  • HYBRID - If you reside within 50 miles of Adtalem offices in Chicago, IL, Addison, IL, Columbia, MD, Minneapolis, MN, and Miramar, FL this role is hybrid, requiring office presence three days a week (Tue, Wed, Thu), with the rest of the workweek spent working from home.
  • REMOTE - If you live over 50 miles from Adtalem offices in Chicago, IL, Addison, IL, Columbia, MD, Minneapolis, MN, and Miramar, FL, this role is remote. However, occasional office visits may be required based on business needs, with advance communication for such requests.

Opportunity at a Glance


The primary purpose of this role is to support a broad range of functions related to our real estate portfolio. This role will partner with a broad range of other departments including but not limited to real estate facilities managers, project managers as well as any other accounting/finance professionals. This role will be involved in the analysis of new leases and amendments as well as analysis of financial performance vs budget and communication of the business drivers for any variances and any adjustments that need to be made by accounting.

Responsibilities

  • Develop/Maintain models to evaluate potential expansion/relocation opportunities.
  • Lease Review - Provide the initial abstraction of lease terms to be used in evaluation of new/amended leases and communicate key lease terms to various finance/accounting partners.
  • Review monthly Rent/Operating Expense charges/statements for reasonableness and communicates any variances to the appropriate business partner.
  • Maintain Lease Portfolio - Maintain a database of active leases with pertinent lease information related to the property including but not limited to key dates, square footage, allocation of space to different business units.
  • Develop narrative and supporting documentation for capital requests related to projects owned by the Real Estate department.
  • Review locations operations and records business drivers of all variances and what corrective actions are needed.
  • Provides coding of cash receipts to treasury for our subleases to third parties.
  • Effective communicator (both verbal and non-verbal) to explain technical finance and operations matters in a clear, concise, and unambiguous manner in a way that the target audience can understand.
  • Independently identifies opportunities to improve processes and make them more efficient through standardization, simplification, automation, or any other tools at candidates' disposal.
  • Can work independently and prioritize independently between urgent/non-urgent matters for effective time management to achieve goals.
  • Performs other duties as assigned

Qualifications
  • Bachelor's Degree in accounting, finance, business, economics, or a related analytical field (e.g. engineering, math, computer science, etc.) required
  • 2+ years years in real estate management in a finance role or other related field required
  • Ability to understand and interpret complex commercial lease language.
  • Strong analytical skills and attention to detail.
  • Ability to work with low supervision and as a team player.
  • Ability to analyze large amounts of data in Microsoft Excel or Power BI

In support of the pay transparency laws enacted across the country, the expected salary range for this position is between $41419.00 and $75065.50. Actual pay will be adjusted based on job-related factors permitted by law, such as experience and training; geographic location; licensure and certifications; market factors; departmental budgets; and responsibility.
